Sealcoating vs PavingThere are many benefits when it comes to asphalt paving and sealcoating, and there are important differences between the two.
Asphalt paving helps correct existing pavement that has cracks, potholes, and seriously damaged residential driveways and commercial lots in need of a new foundation. This will help protect your driveway or lot from water, debris, and other natural elements that can permeate the surface and create erosion in the asphalt. Sealcoating protects and increases the longevity of your asphalt pavement. Regularly sealcoating the surface will keep the oils and moisture sealed into the asphalt surface to prevent damage and protect it from cracking. Regular sealcoating helps maintain your surface and with routine maintenance may delay major repairs. Surfaces that are left unfilled can allow water to penetrate the asphalt and begin compromising the base material under the asphalt. Once water penetrates and cracks, it may begin to wash away the base material and compromise the asphalt in other places. Early sealcoating and prompt crack filling can save money and time in the long run. If a driveway or parking lot is properly maintained it can last significantly longer and save a substantial amount of money than one that is not maintained.

Many driveways go unmaintained, with small spider cracks as a start. If these cracks are filled and sealed over before they become larger and deeper they tend to not spread as quickly or become so unsightly, as well as a possible trip hazard from an uneven crack.
